Unique Home Type Offers Affordable Opportunities in GTA

The latest numbers from the Greater Toronto Area highlight a notable shift: average home prices are down 2.7% to $993,410, with condos now averaging $617,593. Small condos under 500 sq ft are feeling the pressure the most, experiencing the steepest price declines. With a surplus of investor-focused units, most condos are now selling below their list price. Having spent over two decades immersed in Toronto’s real estate landscape—and a dozen years as a mortgage specialist—I’ve seen how quickly market dynamics can change, especially for different property types. If you’re considering your options in the condo market or want to strategize your next move, understanding these trends is key to making informed decisions.

  • Single-Family Homes Enjoy Stable Market with Steady Demand

Single-Family Homes Enjoy Stable Market with Steady Demand

August brought a noticeable cooling to the Greater Toronto Area market—just 2% of neighbourhoods saw bidding wars, and the majority of properties (a full 79%) sold for less than their asking price. Single-family homes were particularly affected, with 95% of these neighbourhoods, along with 98% of condo areas, seeing below-asking sales. As someone who’s spent over 20 years immersed in GTA real estate, I see this shift as an opportunity for buyers to approach the market more strategically. Leveraging my background in both real estate and mortgage solutions, I help clients navigate evolving conditions to find value and negotiate with confidence.

GTA new single-family home sales surge 246% in July as Ontario’s expanded HST rebate drives buyers back to market

July brought an impressive 246% jump in new single-family home sales across the GTA—a clear signal that Ontario’s expanded HST rebate and targeted builder incentives are drawing buyers back into the market. Even with an 8.5% price dip, we’re seeing renewed momentum in the detached and freehold segments, while condo sales remain more subdued given the tighter rebate criteria. For clients looking to navigate these shifts, I always recommend automating your savings, keeping a close eye on debt, and taking advantage of local affordability programs where possible. With over 20 years of Toronto market insight and a background in both real estate and mortgages, I’m passionate about helping buyers make informed, strategic moves in all market cycles.

  • Canada Is Looking Beyond the U.S.

Canada is actively expanding its economic horizons, forging stronger connections with Europe to complement our historic ties to the U.S. This shift isn’t just about trade—it’s opening doors in energy, AI, critical minerals, and infrastructure, all of which could attract significant cross-border investment. For those of us watching the GTA’s real estate and development landscape, a broader set of international partnerships means new streams of capital and opportunity for Canadian businesses, investors, and major projects alike. As someone who’s spent over 20 years navigating Toronto’s evolving markets, I see this next chapter of growth being shaped as much by these new global relationships as by our traditional focus to the south. It’s an exciting time to see where these partnerships can take us.

  • GTA Homebuyer Competition Weakens Further

GTA homebuyer competition has continued to ease as we moved into Mid-Q3. Only 2% of qualifying neighbourhoods in the GTA saw homes sell over asking—down from 3% earlier in the quarter. Out of 267 qualifying GTA neighbourhoods, 97% had homes go for under asking, and just 1% sold right at list price. Bidding wars have become increasingly rare, which has real implications for buyers and sellers alike. Whether you’re considering a condo or a single-family property, the gap between these segments is narrowing: 95% of single-family neighbourhoods and 98% of condo areas saw homes sell below asking. With 4,200 homes changing hands, 79% sold under list price—up slightly from 78% at the start of the quarter. As an experienced Realtor® with deep roots and mortgage expertise in the GTA, I keep a close eye on these shifts to help clients navigate changing market dynamics with confidence.
